Just dropping by this thread because I’ve been following similar discussions lately, even though I’m not using USDA financing myself. It’s interesting how many people are moving toward rural builds instead of buying existing homes.
I’ve noticed that construction timelines in general seem to vary a lot depending on the contractor and weather conditions, especially outside major cities. A friend of mine had delays just because of supply issues with materials, even though financing was already sorted out. I can share my experience because I went through something similar last year when building a small home outside the city limits. The biggest thing I learned is that USDA construction loans usually roll into a single-close mortgage, so you don’t have to re-qualify after the build, which was a huge relief for me.
