How to Look Up an MLS Number

Are you looking to buy a house? When you go to look at houses, you will quickly see that realtors do not use street addresses as a method of identifying houses. They use an MLS number which allows them to quickly access information about a property for sale. Using a street address gives you some information, but more can be had when an MLS number is used.

MLS numbers are used in place of street addresses when one wants to identify a property for sale. When you go to browse properties that interest you, you will want to have this number to help the realtor identify the right house. He can then tell you what you need to know about the property. How do you go about looking up an MLS number?

  1. Obtain the exact street address of the home or property. Often realtors will be unable to locate a property as the person requesting the information will include the wrong designation. Make sure you let the realtor know if the street name ends in street, avenue, way, etc. There may be two properties up for sale with the same address and different designations. This happens in many cities.

  2. If a situation arises in which you are unable to determine the exact street address or you wish to inquire about a number of properties on the same road, obtain the street name and designation. Be sure to get the zip code also as this will help to narrow results further.

  3. Head to a reputable real estate website. There are many realtors who have websites, but you want to ensure that the realtor is using the latest version of the database. Once you arrive at a reputable website, you will need to enter the entire street address. If you do not have the entire address, enter as much as you possibly can.

  4. When your results come up, you should find the home or property you are interested in. Often other results will appear also. This may include all homes on the street which are for sale or it may show other houses in your area.

  5. The MLS number will be found at the top of the listing. It will be identified by the title "MLS ID#." This is the number you will need to provide to a realtor so they can pull the listing up.

Be aware that realtors can help you to find this information also. If you see a house you love, but are unable to locate the MLS number, contact a realtor. He will look it up for you and help you schedule a showing if you would like.
